Project Description

Prepared renovation planning study and designed the phased $42,000,000 renovation of the 1.1 million square foot historic building located in the federal triangle.

The mechanical renovation included variable air volume systems for interior spaces with four pipe fan coils serving exterior offices. A new 250 psig high pressure steam service and new pumped condensate return. A 2,900 ton central chilled water plant including the addition of non-pluming cooling towers. The cooling towers were located inside the attic structure to preserve the aesthetics of the historic building.

The electric work included a new 13,200 volt electric service with medium voltage substation providing 480 volt and 280 volt distribution to the building. High efficiency parabolic fluorescent luminars with T8 lamps and electronic ballasts were provided throughout the building. Communications support systems and cable tray were provided for over head wire management and existing in floor walker duct was cleaned and reactivated for under floor power distribution.

The building plumbing systems were renovated with upgraded toilet rooms, wet pipe sprinkler systems, stand pipe upgrades, and fire pumps.

Space planning and tenant fit out was completed for the first 2 phases of construction.
